High above the 1300 block of Duke Street in Old Town Alexandria, a construction crane hoists and maneuvers thousands of pounds of concrete, steel, and equipment into place as construction continues on The Duke Townhomes & Flats.
The Duke, located between the Potomac River and Metro in Old Town's prestigious Historic District, is a new community by Marquis Homes, a member of the Van Metre family of companies.
During its current stage of construction, Marquis Homes is providing homebuyers with a unique opportunity. While most new townhome and condominium communities offer a choice of finishes and options, The Duke is currently offering customizable floorplans. Homebuyers can add a second owner's suite, reconfigure the kitchen, or even combine two adjoining flats.
"At Marquis, we have a long heritage as a custom homebuilder," said Laurie Shultz, Director of Sales and Marketing for Marquis Homes. "Our construction processes and procedures enable us to deliver a level of design flexibility and personalization people simply aren't used to enjoying in a new townhome or condominium."
Marquis Homes began construction of The Duke in the fall of 2007 with the excavation, sheeting and shoring of the entire site. Once these steps were completed, Marquis received approval from Department of Environmental Quality to begin construction of the massive concrete footings and foundation. The 5-story crane went up in July ‘08 and the site has been a flurry of activity ever since.
"The entire footprint of the site is the underground garage," said Kevin Attreed of Marquis Homes, Vice President and Project Manager for The Duke. "We're nearing completion of the garage roof now, which will serve as the foundation for the condominium building, all of the townhomes and the courtyard."
By early next year, progress on The Duke will seem to kick into overdrive as construction moves above the street level and above the construction fencing that surrounds the site.
"We should have the concrete structure of the condominium building completed by the end of the year," added Attreed. "We also plan to begin construction on the first of the townhomes in January of '09."
Prospective homebuyers are encouraged to visit The Duke's Sales Center now because the ability to customize floorplans is a limited time opportunity.
Townhomes at The Duke are now selling from the high $700's. Flats are now selling from the low $600's. The Duke's Sales Center is located at 118 N. Fayette Street.
